16 Palace Street is a five-storey commercial office building located in Victoria, London, and forms part of the prime office portfolio owned by Landsec. HIVE Services Group were appointed to undertake the detailed MEP design to RIBA Stage 4.

HIVE Services Group were appointed to undertake the detailed MEP design to RIBA Stage 4. Following tender, Mace and their MEP subcontractor developed the design to Stage 5, producing installation-ready information and delivering the works on site. The coordinated approach between the consultant and contractor teams ensured the seamless integration of new systems with retained building infrastructure.

The CAT A fit-out included the installation of new lighting systems, fan coil units, grilles, diffusers, and associated mechanical and electrical services. In line with sustainability and cost-efficiency objectives, the majority of the existing heating and chilled water pipework was retained and reused. The principal sections of supply air ductwork were also preserved, thoroughly cleaned, and incorporated into the new design, minimising waste while maintaining system performance.

In addition to the internal refurbishment works, the project included the removal of a glazed ceiling over a previously covered area. This intervention transformed the space into an open terrace, providing valuable external breakout and event space for future occupants and enhancing the building’s overall amenity offer.

The works were completed over a 30-week construction programme and were delivered on time and within budget. The project successfully upgraded two key floors within a prominent central London office building, demonstrating how thoughtful design, coordination, and the strategic reuse of existing services can deliver a high-quality, sustainable commercial refurbishment.
