Hive Group are appointed by Fruition Properties to provide a range of MEP & Energy services in respect of their proposed 9 Unit  Residential development in the London Borough of Southwark, London to be fully constructed using light gauge steel (LGS) construction.

This unique development consists of 9no high quality residential apartments to be installed using LGS construction as part of a 2 storey airframe development, on top of an existing 2-storey printworks building.

Applying valuable experience in DfMA, SCMS are designing and relocating the central plant to improve accessibility, increase the percentage of off-site works (reducing on-site works) and developed apartment layouts to comply with the specific airframe system parameters, repeated the floor plan across all levels, and developed a standardised MEP design compatible with the volumetric structure all while minimising space reduction from the existing printworks building due to the addition of the residential elements.

Some of the project requirements included but not limited too are as follows;

  • Individual Exhaust Air Heat Pumps (EAHPs) providing heating, hot water and MVHR ventilation to each apartment
  • Underfloor heating
  • Full LED Lighting throughout
  • Residential sprinklers to BS 9251:2021 requirements
