245 Sutton Road consists of 22no apartments of mixed sizes for private sale, all constructed using light gauge steel volumetric modules, coupled with a fabric first approach, the apartments on Sutton Road contain the following.

  • Efficient performing fabric beyond the recommendations of Building Regulations Part L 2021
  • Individual high efficiency exhaust air source heat pumps (EAHPs) to each apartment
  • LED lighting throughout
  • Mechanical ventilation with heat recovery (MVHR) to each apartment via EAHP.

Using a ‘first principles’ approach, Hive broke down the spatial and performance requirements for Sutton Road for the use case scenarios and created a number of clearly defined modular MEP sub-assemblies with a larger range of interoperable components to allow rapid assembly and drive manufacturing quality.

Our rethink gave priority to QB’s requirements to maximise internal head room whilst minimising structural and service zones.

The project also required detailed studies into MEP connections that minimise in situ finishing works on-site and maintain the programme benefits created by an off-site manufactured solutions.
