EPIC currently own and lease 3-5 Burlington Gardens in London as a multi-tenancy building with retail at ground level and commercial office space in first to seventh floor.

Hive developed a fully co-ordinated, detailed MEP design for the addition of a new eighth floor office and ancillary space. This required the removal of all the buildings ventilation services, existing lift overrun and distribution systems. 

New central plant was selected to work within the confines of the relocated plant space which saw a dramatic reduction in size. The design works were undertaken using Revit for three-dimensional coordination to ensure the proposals were accurate for construction.

The new eighth floor office also had a new services installation to suit the proposed layout including AV and IT installations.

To facilitate the eighth floor the buildings fire strategy had to dramatically change with the extension of one of two new lifts to the eighth floor. This would also be classified as a firefighting lift. The requirements saw new lift pit pumping arrangements, complete new dry riser and adaptations for back-up power supplies to service the lift.

Due to the high level of complex services required, HIVE Consultants worked hard with the team to coordinate the services throughout the building. Whilst maintaining services continuity to the current occupiers.
