Hive Group is working with the Royal Borough of Greenwich to provide full RIBA Stage 1-7 MEP & Sustainability services in respect of the largest modular affordable housing scheme to date in the United Kingdom, all being fully constructed using MMC.

Barnfield Road consists of 14no apartments and ground floor Community Center Space both constructed using SIPs panels, brick skin and triple glazing by the off-site manufacturer (OSM), being one of the only construction methods available to achieve the net zero target coupled with a fabric first approach, the homes built on Barnfield Road contain the following;

  • Efficient performing fabric beyond the recommendations of Building Regulations Part L 2020 and beyond the Future Homes Standard
  • Dual aspect windows to allow passive cooling to apartments 
  • Centralized high efficiency air source heat pumps (ASHPs) to each apartment
  • LED lighting throughout
  • Mechanical ventilation with heat recovery (MVHR) to each house
  • Photovoltaic Panels (PV) to both the residential and commercial elements
  • Centralized heating and cooling to the community center 
  • Mechanical ventilation with heat recovery (MVHR) to the community centre
