Hive Group are working on behalf of off-site manufacturer, our Client IDMH based in Sheffield, UK on the design of a new modular hotel, to be fully constructed using volumetric modular construction to accommodate visitors to the world famous Fair Isle, predominantly bird watchers.

Hive were selected over various other teams due to our extensive experience of working within the remote regions and due to our valuable experience in off-site design.

The hotel accommodation includes the following:

  • 29no Standard Guest Rooms
  • 2no Accessible Rooms
  • 2no Wardens Apartments
  • Commercial Kitchen & Restaurant
  • Bar & Events Center
  • Ringing Rooms
  • Back of House Areas & Remote Plantrooms

Applying valuable experience in off-site design, couple with our understanding of the environmental constraints of the region, Hive are developing a modular solution for the hotel combined with MEP sub-assembly design which will allow all of the HVAC, room and infrastructure plant to be installed and completed within the off-site manufacturers factory as part of the module fit out, which reduced the time required for on site M&E installation.

The main challenge encountered on this development was due to the remote location of the site being both island based and located within the volatile North Sea, there are challenges in both logistics (module delivery) and marine protection to both external plant and modules alike. Also being an off-grid location, the electrical design has to consider the building operating on its own via PV/Batteries and back up generators.
