The development by Land Securities comprises a 7-storey building with retail at lower ground, ground and first floor levels (providing approx. 20,050 m² of net area) and office accommodation above covering five floors (providing approx. 31,600 m² of net area).
One New Change, London is provided with a Schneider Building Management System (BMS) which comprises of a number of distributed, addressable, ‘outstations’, linked via a common communications network. Installed on site is an Andover Continuum BACnet System. The hardware, software and licencing for the Andover Continuum supervisory software has reached end of life and must be upgraded and transitioned to the EcoStruxure platform.
Hive were appointed by Landsec to undertake a formal review of the site and then to issue a BMS feasibility study based on the incumbent maintainers BMS upgrade quotation. Schneider direct were the incumbent providers and it was a client preference to remain with Schneider direct. Following the conclusion of the BMS feasibility study we were able to reduce the project cost by £300,000 without changing the incumbent providers- Schneider.
The scope required to upgrade the existing and obsolete TAC Andover Continuum platform to the Schneider EcoStruxure platform. A Schneider Enterprise server was integrated into the CNS network to allow for remote monitoring from the client head office. The main challenges included overcoming the inherent base build control issues. Hive identified non-compliances with regards to traffic flow, generally caused by the lengthy chain of BACNet VSD Inverters. The VSD Inverters will now be controlled over IP via the local Schneider ASP controllers which will remove the existing ‘Hunting’ issues caused by the communication delays.
