Hive Group was appointed to support Uppingham School in the refurbishment of Farleigh House, a key student accommodation building within the school estate.

The project comprised the comprehensive upgrade of student living spaces, ancillary service areas and the replacement and rationalisation of all central MEP plant. The aim was to deliver a modern, efficient and robust facility while working within the constraints of an existing building and maintaining alignment with the school’s long-term estate strategy.

The refurbishment presented a number of technical and logistical challenges, including the integration of new building services within the existing fabric and the need to upgrade ageing central plant infrastructure. Careful coordination was required to ensure the new MEP systems improved performance, reliability and maintainability, while minimising disruption to the wider school environment and programme.

Hive Group adopted a collaborative and structured approach, working closely with the school, design team and wider project stakeholders throughout the delivery of the scheme. Our involvement focused on the coordination and delivery of the refurbishment works, supporting the design and implementation of all mechanical, electrical and public health services, and ensuring compliance with current standards and best practice. Particular attention was given to future-proofing the central plant and services to support long-term operational efficiency.

The completed refurbishment has transformed Farleigh House into a high-quality, contemporary student residence supported by modern ancillary spaces and resilient MEP infrastructure. The upgraded services provide improved efficiency, reliability and ease of maintenance, enhancing the day-to-day experience for occupants while delivering long-term value for Uppingham School.
